Why use one plumber across the whole portfolio?
Three reasons that matter to a property manager: pricing leverage, audit trail, and dispatch speed. With one contractor across every borough you negotiate one rate card, one set of insurance evidence and one compliance pack — instead of reconciling 32 different £80–£120 call-out fees and 32 different invoice formats. The audit trail sits in one dashboard with one certificate library. And the engineer who attended last month's leak in flat 4b already knows your stopcock is behind the kitchen cupboard, which cuts the next diagnosis by 20 minutes. Across 50+ units that compounds into 4–6 hours of admin reclaim per week.
What does "no call-out fee" actually mean?
If our engineer attends and carries out work, you pay only labour and materials — there is no separate £60–£120 call-out fee on top. The only time an attendance fee applies is when we arrive and there is no work for us to do (tenant cancelled access, fault already fixed, wrong trade required). That abortive fee is £60 flat and covers van fuel and engineer time. We tell you on the phone — call 0207 046 1363 — before dispatch if there is any chance the visit will be abortive.
Can you invoice the landlord direct instead of the agent?
Yes. Set up time on the onboarding call — for each managed property we hold a billing rule: invoice agent, invoice landlord direct, or invoice service-charge account. Some agents prefer landlord-direct on reactive repairs and agent-billed on planned compliance; we hold both rules side-by-side and the dispatcher picks the right billing path when the job is opened. Tenant-rechargeable jobs (damage, blockage caused by tenant) flag for landlord approval before work and bill back to the deposit / rent account as per your TA.
How does out-of-hours dispatch actually work?
The landline 0207 046 1363 routes 24/7 to a UK dispatcher in our office — not an overflow answering service. They have your portfolio rules loaded: which properties are on the partner programme, which tenants have priority codes, where the stopcocks are, who to call if access is refused. Engineer ETA is confirmed within 30 minutes of the report. Out-of-hours hourly rate is £110–£150 — same multiplier as the daytime rate, no 2× night premium that most contractors apply between 22:00 and 06:00.
How does the Section 20 (S20) consultation process work with you?
Where works are recoverable through service charge and any leaseholder's contribution exceeds £250, the Landlord and Tenant Act 1985 (as amended by the Commonhold and Leasehold Reform Act 2002) requires formal S20 consultation. We supply the managing agent with: (1) a written specification of works, (2) a fixed quote in RICS service-charge-code format, (3) reasonable observations responses, and (4) a final priced contract for the Notice of Estimates. Typical paperwork turnaround is 5 working days from initial scoping visit. We do not start chargeable works until the agent confirms the 30-day Notice of Intention period has closed.
Is there a reporting dashboard?
Yes — a per-portfolio web dashboard, login emailed within 5 working days of onboarding. Live metrics: response time per ticket, mean on-site arrival, completion rate, spend by property, spend by category (plumbing/heating/electrical/drainage), certificate expiry pipeline (CP12, EICR, LRA, FRA), tenant satisfaction post-job SMS score. How quickly can we onboard?

Is there a minimum job volume or contract length?
Standard Property Partner contract is a 12-month term — that locks in the rate card and the SLA guarantees on both sides. The contract is cancellable on 30 days written notice without penalty. There is no minimum monthly spend and no minimum number of jobs in any month. If we are not delivering, the worst you have paid is labour you would have paid anyway. We make our money back over months and years of portfolio relationship, not from per-job overcharges.
Which PM software platforms do you integrate with?
API integration is live for Fixflo, Dwellant, Re-Leased and Arthur — work orders, completion notes and PDFs sync automatically. Propertyfile, Qube and any other platform run on manual same-day handover (email / PDF / portal upload) at the same response SLA. Confirm your platform on the application form and we will tell you the integration mode on the onboarding call.
What insurance do you carry?
Public Liability £5,000,000 underwritten by SiriusPoint International Insurance Corporation (UK Branch, FCA 202912) via Eaton Gate MGU Ltd, policy BE26ACTT000000018221, current to 06 May 2027. Heat-application work (soldering, brazing) is sub-limited to £1,000,000 under Section 1 of the policy — standard wording across UK trades insurance and disclosed upfront. Employers' Liability £10M, Professional Indemnity £2M, and Gas Safe / NICEIC certificates available on request.
Can you be named as Additional Insured on the policy?
Yes — Additional Insured naming is available on request for partner firms, including freeholder, RTM company, RMC and managing agent. We arrange the endorsement with Eaton Gate and the certificate is reissued with your firm named as Additional Insured. Typical turnaround is 5 working days from request to reissued certificate. There is no additional cost to the partner firm.
Which London boroughs do you cover?
All 32 London boroughs plus the City of London. Average on-site arrival is 47 minutes in zones 1–3 (Camden, Westminster, Islington, Kensington & Chelsea, Tower Hamlets, Southwark), 58 minutes in zones 4–5 (Wandsworth, Hackney, Lambeth, Hammersmith & Fulham), 74 minutes in zones 6–7 outer (Bromley, Croydon, Hillingdon). Out-of-hours response is the same SLA — we do not subcontract overnight calls to an answering service.
What counts as an emergency for the Property Partner SLA?
Anything that risks property damage, tenant safety or rent loss if left untreated: burst pipes, uncontrolled leaks, no heating or hot water (October–April), sewage backing up, blocked drains flooding inside, gas-boiler lockouts, electrical lockouts, overflowing toilets or cisterns. Scheduled compliance work (CP12, EICR, annual boiler service, void inspections) is also covered under the partner rate — but goes through the planned-works queue rather than the 30-minute emergency desk.
How does tenant access work when nobody's home?
Three options agreed on onboarding. (1) Tenant present — we send a branded ETA SMS, tenant lets engineer in. (2) Concierge / porter — engineer collects keys from the building reception against a signed register. (3) Master key holding — for portfolios that want it, we hold sealed master key envelopes in a CCTV-monitored safe at our Covent Garden office; envelope is broken under your written authorisation per visit. Master key custody requires a separate signed key-handling agreement.
Do you handle compliance certificate scheduling automatically?
Yes. Every CP12, EICR, LRA, FRA and PAT test is logged with its expiry date the moment the certificate is issued. Reminders fire at 60 days, 30 days and 14 days before expiry to your account manager and to the named portfolio admin. Re-booking is automatic unless you opt out — we just ring the agent to confirm the slot. This is included in the partner rate, no scheduling fee.
